What services does Alayan provide?

Small building design and 3D modelling, Ontario Building Code analysis, BCIN permit coordination, commercial tenant fit-out design, and residential design. We specialize strictly in Part 9 small buildings in Ontario.

Does Alayan perform construction?

No. Alayan provides small building design and permit documentation services only. We don't build, renovate or supervise construction work.

Does Alayan act as a general contractor?

No. You'll hire your own contractor to carry out the work. Our drawings give your contractor and municipality a clear, coordinated set of documents to work from.

What is the scope of your work? Do you coordinate engineers or other consultants?

Our work stays within the scope of a BCIN-qualified designer for small buildings under the Ontario Building Code (Part 9): design, code analysis and permit drawings. If your project also needs another professional, such as a structural engineer or a surveyor, you retain them directly. Coordinating or managing other professionals isn't part of our services.

What is a Part 9 building, and is my project eligible?

Part 9 of the Ontario Building Code covers smaller buildings: generally houses and small buildings of no more than 3 storeys in building height with a building area of up to 600 m², for most residential, business, mercantile and similar uses. Whether your project qualifies depends on its size, height and use. We confirm this at the start. Projects outside Part 9 require other licensed professionals.

What is included in a permit drawing package?

Typically design drawings (plans, elevations, sections and details), structural layouts and a site plan, along with code notes. Exact requirements depend on your project and your municipality. Some projects also need reports or drawings from other professionals, such as engineers or surveyors.

Does Alayan guarantee permit approval?

No. Building permits are reviewed and issued by your municipality (the authority having jurisdiction). We prepare complete documentation to the Ontario Building Code and support you through review comments, but we can't guarantee an approval or a review timeline.

How are fees determined?

Fees depend on your project's type, size, complexity, the services you need and whether existing drawings are available. After a consultation, we provide a written proposal with the scope and fee before any work begins.

What's the difference between the three packages?

Design covers consultation, concept and design development with a coordinated 3D design and drawings. Design & Permit adds Ontario Building Code analysis and a complete permit drawing package submitted to your municipality. Design, Permit & 3D Access adds a private interactive 3D model and 360° walkthrough in your client portal. See Pricing for an indicative estimate.

Is the online estimate a quote?

No. It's an indicative range to help you plan. Your actual fee is confirmed in a written proposal after we review your project.

What is a 360° tour?

A set of panoramic views from chosen points in your design. You can look in every direction and move from room to room, and see where you are on the floor plan. Try the sample tour.

What cookies does the site use?

Only essential cookies: one keeps you signed in to the client portal, and your browser remembers that you've seen the cookie notice. We don't use advertising or tracking cookies.

How does the 3D design review work?

When your project has a 3D model, it appears in your private client portal. You can orbit, zoom and inspect it on a computer or phone. 3D review opens once the payment agreed for your project is received, either online by card or recorded by our team for other payment methods.

How are my project files protected?

Your project is only visible to you and the Alayan team after you sign in. Every request for your project or 3D model is checked on our server, so changing a link can't reveal someone else's project. Card payments are handled by Stripe, and we never see or store your card number.

How does the Design Style Assessment work?

You explore images of homes, interiors and materials, mark what you love and what isn't for you, and receive an initial Design Taste Profile that we review with you. It's available by paid access or a private invitation code. The profile is a starting point for conversation, not a final design. Learn more.

How do I get an account for the client portal?

You can create an account from the registration page, or we can set one up for you when your project starts. Once your account is linked to your project, it will appear on your dashboard.
